Large groups are some of your highest-revenue bookings. A 6-bedroom lodge at $500/night with a 3-night minimum is a $1,500 booking. But large groups also carry the highest risk of noise complaints, property damage, and neighbor conflicts. The goal isn’t to refuse groups — it’s to attract the right groups and manage them effectively.
House Rules That Prevent Problems
Clear, specific house rules are your first line of defense. Include these in your listing AND in your pre-arrival message:
- Maximum occupancy: State the exact number. “Maximum 10 guests, including children. No exceptions.” The proposed Hocking County regulations will likely enforce occupancy limits — get ahead of this.
- No events or parties: “This property is for overnight guests only. No parties, events, receptions, or gatherings beyond registered guests. Airbnb has a strict party ban.”
- Quiet hours: “Quiet hours: 10 PM – 8 AM. Please keep noise at a conversational level during these hours.”
- No unregistered visitors: “Only registered, paying guests may be on the property. No day visitors.”
- Parking limit: “Maximum [X] vehicles. Additional vehicles are not permitted.”

Set your noise threshold to 75 dB during the day and 70 dB during quiet hours. Normal conversation is 60–70 dB. A party with music exceeds 80 dB easily. When the threshold is exceeded for a sustained period (5–10 minutes), the system sends an automated polite reminder to the guest. Screening Large Group Bookings
You can’t discriminate based on age, gender, or other protected characteristics. But you can ask legitimate operational questions:

- “How many guests will be staying overnight?” (Must match your max occupancy.)

When Things Go Wrong
- First alert: Automated message from noise monitor. Friendly, not confrontational. “Hi [Name], our property monitors indicate elevated noise levels. Please help us be good neighbors by keeping noise at a conversational level. Thank you!”
- Second alert (if noise persists 15+ minutes): Personal message from you. “Hi [Name], I need you to bring the noise down immediately. Continued violation will result in early termination of your stay per our house rules.”
- Third step: Contact Airbnb’s 24-hour safety line. Document everything with timestamped noise data from your monitor. Airbnb can cancel the reservation and assist with removal if necessary.
- If there’s a safety concern: Call local law enforcement (Hocking County Sheriff: 740-385-2131). Never personally confront an aggressive or intoxicated group.
Disclosure requirement: You MUST disclose noise monitoring devices in your listing description, house rules, and in your pre-arrival message. Undisclosed monitoring devices violate Airbnb’s policy and guest trust. Transparency actually helps — guests who know monitoring exists behave better from the start.
