Approximately 27% of American adults have some form of disability. That’s a massive market segment that is chronically underserved in vacation rentals. Accessible properties have less competition, attract grateful and loyal guests, and qualify for Airbnb’s accessibility filters — giving you visibility that non-accessible properties don’t get.
You don’t need to make your entire property wheelchair-accessible overnight. Even incremental improvements expand your guest pool and improve the experience for elderly guests, guests with temporary injuries, and families with young children in strollers.
Airbnb Accessibility Features
Airbnb lets guests filter by specific accessibility features. The more you check, the more searches you appear in. The categories include:
- Guest entrance: Step-free access, well-lit path, wide doorway (32+ inches)
- Bedroom: Step-free access to bedroom, wide doorway, accessible bed height
- Bathroom: Step-free access, grab bars, roll-in shower or tub with shower chair, toilet grab bars, elevated toilet seat
- Common areas: Step-free access to common areas, wide hallways
- Equipment: Ceiling hoist, electric profiling bed, mobile hoist, pool hoist, shower chair
Practical Modifications (Low to High Cost)
Low Cost ($0–$500)
- Add grab bars near toilet and in shower ($20–$50 each, installed)
- Install a raised toilet seat ($30–$80)
- Add non-slip strips or mats in bathroom and shower
- Improve exterior lighting along walkways
- Add lever-style door handles (easier than knobs for guests with limited grip)
- Provide a shower bench or chair ($30–$100)
- Add contrast strips on step edges (visibility for low-vision guests)
- Keep at least one bedroom and bathroom on the main floor
Medium Cost ($500–$3,000)
- Build a ramp to the main entrance (wooden ramp: $1,000–$3,000)
- Widen one doorway to 36 inches ($200–$500 per door)
- Install a roll-in shower in one bathroom ($1,500–$4,000)
- Lower one section of kitchen counter for wheelchair access
Higher Cost ($3,000+)
- Full ADA-compliant bathroom renovation ($5,000–$15,000)

- Paved, step-free pathway from parking to entrance
What to Include in Your Listing
Be specific and honest about your accessibility features. Guests with disabilities need accurate information to plan safely. List exactly what is accessible and what isn’t — a half-truth is worse than no claim at all.
Include photos of: the entrance and any ramps or steps, doorway widths, bathroom grab bars, the shower/tub entry, and any accessible parking areas. Mention the ground conditions (gravel driveway, paved walkway, etc.) since this significantly affects wheelchair and walker users.
