What You Need Before You Start
Before you create a listing, make sure you have four things ready: a furnished property you’re legally allowed to rent, a valid U.S. tax ID (your Social Security Number or an EIN if you’ve formed an LLC), a bank account for receiving payouts, and a government-issued photo ID for Airbnb’s identity verification process.
You must be at least 18 years old to host on Airbnb. If you’re renting or have a mortgage, check your lease or loan terms — some prohibit short-term subletting. HOA rules may also restrict rentals. Sort these out before you invest in furnishings or photography.
Hocking Hills Specific: Before listing, you must register with the Hocking County Lodging Tax Office and begin collecting the 6% bed tax. If your property is within Logan city limits, you’ll also need a City of Logan STR license. See our Permits & Regulations guide for full details.
Step 1: Create Your Airbnb Account
Head to Airbnb’s signup page and create an account using your email, phone number, or Google/Apple/Facebook login. You’ll then complete identity verification by uploading a photo of your government-issued ID and, in some cases, taking a selfie that matches your ID photo.
Airbnb may also run a background check on U.S.-based hosts. This process is handled by a third-party screening service and typically takes a few minutes to a few days.
Step 2: Build Your Listing
Airbnb walks you through a three-step listing creation process. Here’s what to prepare:
Property details: Type of space (entire home, private room, shared room), location, number of bedrooms and bathrooms, maximum guest count, and available amenities. For Hocking Hills, make sure to highlight: hot tub, firepit, Wi-Fi, smart TV, full kitchen, washer/dryer, proximity to parks, pet-friendliness, and any unique features like a game room, pool, pond, or on-site trails.
Photos: This is the single most important element of your listing. Professional photography costs $150–$400 and delivers the highest ROI of any setup investment. Shoot in natural light. Lead with your best exterior shot, then showcase the living area, kitchen, bedrooms, bathroom, hot tub, deck, and views. Airbnb’s algorithm favors listings with more high-quality photos.
Title and description: Your title should be specific and searchable. Include your property’s top features and location. Example: “Secluded A-Frame • Hot Tub • Firepit • 10 Min to Old Man’s Cave.” Your description should be honest, detailed, and cover what makes your place special.
Pricing: Set a competitive nightly rate. New listings get a temporary search boost from Airbnb — take advantage of this window with slightly aggressive (lower) pricing to build your first reviews quickly. House rules: Be clear about noise policies, smoking rules, pet policies, maximum occupancy, checkout procedures, and parking. Hocking Hills guests tend to expect a quiet, nature-focused experience.
Step 3: Set Up Payments and Taxes
Add your bank account to receive guest payments. Airbnb typically releases your payout about 24 hours after a guest checks in. You’ll also need to provide your tax information — Airbnb will issue a 1099-K if you exceed the $600 reporting threshold in a calendar year.
Remember: Airbnb charges most hosts a 3% service fee on the booking subtotal. Guests pay a separate service fee to Airbnb.

Step 4: Choose Your Booking Settings
Instant Book allows eligible guests to book immediately without your approval. This is recommended — it increases your listing’s visibility in search results and is required for Superhost status. Keep your calendar perfectly updated to avoid double bookings.
Request to Book gives you 24 hours to accept or decline each request. Use this if you’re nervous about your first few bookings, but plan to switch to Instant Book once you’re comfortable.
Set your cancellation policy. For a new listing, a moderate or flexible policy helps attract your first bookings. You can tighten it later once you have reviews and demand.
Step 5: Go Live and Get Your First Booking
Once your listing is published, most new hosts in the U.S. receive their first booking within one to three weeks. To maximize your chances during that initial search boost window:
- Respond to every inquiry within an hour if possible
- Keep your calendar updated at least 3–6 months out
- Price competitively for your first 5–10 bookings to build reviews
- Send a welcome message immediately after each booking confirmation
- Prepare a digital guidebook with local recommendations, check-in instructions, and house rules
After your first guest checks out, ask for a review. Early five-star reviews compound — they improve your search ranking, which leads to more bookings, which leads to more reviews.
